Continental Law Group Summer 2020 Recap

It’s hard to believe that summer is already over. During the last few months, time flew by as Continental Law Group substantially grew its residential and title settlement practice, entered the New Hampshire commercial real estate market, and represented clients in a number of sophisticated commercial transactions in the greater Boston area. 

CLG was also busy throughout the summer implementing remote services and expanding the firm’s 30 Church Street location in Salem, MA due to the increasing volume the firm feels fortunate to be seeing — despite the pandemic. CLG is pleased to welcome Samantha Quinn to the team as a paralegal at the Salem office.

As CLG prepares for a busy fall season in the Massachusetts and New Hampshire residential and commercial markets, here are some of the highlights from this past Spring and Summer:

Virtual Services Implemented for Client Convenience & Enhanced Communication 

CLG continued its unwavering commitment to clients throughout the coronavirus quarantine with innovative solutions that have become part of the firm’s fabric. By using virtual platforms such as Zoom, the firm was able to offer the same responsive service and continue business operations without any obstacles. In some situations, Zoom even provided the ability to further enhance client communication and the firm’s attorneys plan to use the technology beyond the pandemic to offer a personalized approach when conferences cannot be held in-person.

Residential Volume Reaches Historic High Due to Massachusetts Market Activity

Although COVID-19 swept the globe, the Massachusetts residential real estate markets didn’t slow down over the summer, and CLG’s volume reached substantial levels. In the midst of low-interest rates and high purchase prices, CLG’s residential and title settlement practice grew considerably, led by the initiative of CLG’s Senior Counsel, Michael Osborne.  

Purchases in downtown Boston and the North Shore have resulted in sellers receiving tremendous returns. CLG is grateful to its referral partners for the opportunities to be active in the historic market during these unprecedented times. 

Complex Commercial Leases Effectively Negotiated During COVID-19

Even with the disruption caused by COVID-19, the commercial real estate landscape of the Boston area has remained strong. Over the past few months, CLG’s Anthony Gambale negotiated numerous complex leases, including: 

  • A 10-year lease with a state agency in a building located in Canton
  • A multi-year lease extension with a global tenant for the leasing of an entire building in Framingham
  • A 10-year lease extension with a national tenant for 20,000+ rentable square feet of space in a multi-building office park in Norwood
  • A multi-year lease extension with a national medical tech company for the leasing of nearly 50,000 rentable square feet of space in Bedford

CLG’s Commercial Practice Sees Exponential Growth in Massachusetts & New Hampshire

In 2018, CLG opened its Portsmouth location at 420 Court Street with Samantha Anderson at the helm, and it has been flourishing ever since. During the last several months, CLG was involved in a number of significant commercial transactions in New Hampshire, including representing a major Boston-based developer in the acquisition and development of two industrial properties in Nashua and Seabrook.

In Massachusetts, CLG represented the same developer in several other major transactions, including the acquisition of 456 Bedford Street in Fall River, MA — a data center — for $15.4 million. Notably, the equity was raised through CrowdStreet, an innovative crowdfunding platform designed for commercial real estate investors.

The firm also served as legal counsel for the developer in the acquisition, construction, financing, and recapitalization/refinancing of 130 Dever in Taunton, MA — a 100,000 square foot manufacturing building. CLG negotiated the lease of the property to a global industrial manufacturer, which lease commenced this summer.

In addition, CLG recently represented an established construction management firm based in Beverly in a sizeable commercial refinancing transaction on the North Shore.
